We are opening a livery yard in PTA east in the next 2/3 months to the public, just currently revamping arena fencing, we want to get a comparative idea of livery fees (how much you pay,area as well as what all you get for that amount)
Here is our yard so far: >18 stables, barn style big stables >8 large washbays / holding pens >2 grass svhooling / jumping arenas with lots of jumping equipment > full size river sand dressage arena > river sand lung arena Horses are out in large individual grass paddocks with lots of grazing as well as erogrostis is also given, 3 meals a day, daily grooming as well as fly spray and tick grease put on (supplied by yard) . Water buckets and feedbins washed out daily (scrubbed with hot water and soap :-) ) and grooming kit and halters washed weekly. Livery fee incl 2 1hour lessons per week as well as lunging of horses can also be done on owners request. R4000 family run yard, live on property as well as grooms also live on premisis. In house farrier resides on property as well. Amazing out rides in the area.

I don't live in the area, nor would I be able to afford R4k livery, but if I did live there and have the cash, that would totally be up my alley. Especially love the riding lessons being in there, although would your clients have an option of having their own instructor come teach and then have a reduction on the livery fees?

P.S., to answer your original question: I only pay R400 for paddock rental, but my girl is at home, so don't need to pay for groom and all the other goodies. She lives out and stays fat on air. I have use of an arena 10 minutes walk down the road. It doesn't have much in the way of jumps (only 3 sets of jumps to play around with), but it's well maintained and I can use it free of charge, so I'm not complaining:)
But knowing what livery does cost nowadays, I'd say R4k isn't bad for what you're offering.

It sounds absolutely amazing and if I had the money I would stable at a place like that. Would maybe prefer horses to be about 2-4 in a large paddock.

For what you are offering the price sounds reasonable. I am with Dino that some people prefer their horse to have companions in their paddocks so perhaps offer that as an option IF you have other owners who want that, and IF the horses get on.
Who will be giving the lessons? Are they group or private? Jumping or dressage? What are the outrides like? Who would be doing the lunging?
