Has anyone had any experience, good or bad with selling ones own property and not gong thru an agent? I am helping my friend to sell her apartment as she has emigrated and she said that she is not keen to go via an agent due to the costs involved in their commission. She asked me to try and find out about private sellers, so am just having a look on the internet but there seems to be so much out there so would be great if anyone can recommend a good company.

Have a look on privateproperty.co.za- they are the most well-known site and have some good info on selling privately.

I can ask an estate agent friend to put together a list of important things to remember in the sale process and how to sell your house privately. I will call her tomorrow and pm you when I have a list.

I was an estate agent, and my boyfriend owns his own company. Basically when marketing with an estate agent, you tell them what you would like to net out of the sale of the property. The estate agency then adds their commission on top. Their commission is used to cover advertising, get exposure to their list of prospective buyers, and the agent's time. Having been on both sides (Seller and purchaser) I feel that commission is justified. It takes a considerable amount of time to nurse a property through a successful sale, advertising costs are high, petrol is needed to get around and show the property, an agent needs to have insight into the specific property market...
I think some buyers will also prefer to purchase through an agent rather than privately. The agency is held liable for some of the paper-work and the attorneys for the rest. The purchaser can protect himself from dodgy clauses in a sales agreement. You won't believe what scrupulous deals go on out there.
