No riding school, must be private. Ability to choose own farrier, feed, supplements, vet and instructor. Yard owner with experience. Dressage arena. Good sized stables. Security. Decent grazing and safe paddocks. All I can think off off hand:)

Isla, Esquire has opened a yard in the Centurion area, although I'm not entirely sure where, so this may not help you, but perhaps give him a call?

Rod is the farrier, but he's no egotist, and don't think he'd be offended if you wanted to use someone else
